1. We were sent a letter by our agents advising us that our rent was going to increase on a fixed term lease

                                                  THAT IS ILLEGAL!!

We quoted s 45(4) Residential Tenancies Act 1987 NSW -  S 45(4) The rent payable by a tenant under a residential tenancy agreement that creates a tenancy for a fixed term shall not be increased during the currency of the term unless the amount of the increase, or a method for calculating the amount of the increase, is set out in the agreement.

2. They delayed preparing the renewal of 12 month lease despite verbal assurances from themselves and our landlord that this was to be prepared and then informed us that when it would be prepared there would be an additional rent increase.

                                                       THAT IS ILLEGAL!

We quoted s 45 (1) of the Residential Tenancies Act 1987 NSW they cannot increase rent without 60 days written notice

S 45 (2) A day specified as the day from which increased rent is payable shall not be earlier than 60 days after the day on which notice of the increase was given under this section.

3. They sent us repeated letters saying we were in arrears when in fact we have only even paid our rent on time.

                                  THAT IS HARASSMENT AND ILLEGAL!! 

4. We were advised that we would need to pay our rent through a independent rent collection service even though, at the time we were on a fixed lease and had been making payments without incurring a fee. 

                                                      THAT IS ILLEGAL!!

We advised L&S we would continue to pay our rent without incurring a fee as we have done previously during our fixed term lease. After squeezing blood out of the stone that is this real estate agent, they advised us of a Bpay number. We queried whether other tenants had been provided this information also.
